Great News For Broadwindsor Group Parish Community Land Trust 

From David Leader, Chair of Broadwindsor Group Parish CLT –

Broadwindsor Group Parish Community Land Trust  has exchanged contracts (24th November) and is now the proud owner of the c. 1.5 acre site on Netherhay Lane, Drimpton.

Our project, to build 15 affordable homes for rent to people with a connection to the Group Parish Area, can now proceed and take shape before your eyes. Our development partners Abri (formerly Yarlington Housing Group) have, with the CLT’s agreement, contracted C G Fry to undertake the construction of our development. We anticipate that they will take over on the site from 6th December 2021.

Members of BGP CLT Board will be meeting with Abri and CG Fry in the very near future to agree the programme of works. Near neighbours of the site will be kept fully informed by all parties as soon as details are to hand, as will be the whole of the community.

The CLT will be running a programme of ‘happenings’ in Drimpton for all to participate in celebrating the progress of this project. It will be co-ordinated by Andrew Pastor. Details of what will be taking place will be circulated very soon.

Our thanks to the Hedditch Trust for the land transaction, to the CLT’s advisors at Middlemarch (formerly Wessex CLT Projects), to our legal team, and Housing Officers at Dorset Council. And finally to members of the CLT Board for their hard work and perseverence over many, many months to achieve this fantastic outcome.

Re-register With Dorset Housing By 1st December

A new deadline of 1st December 2021 has been set to help ensure everyone who wishes to remain on the register for social housing has time to re-register.

Existing applicants were contacted over the summer about the changes and interim arrangements have been put in place to support people who have a change in circumstances or an urgent housing need.

For anyone with the ‘local connection‘ criteria who is interested in applying for the Broadwindsor Group Parish Community Land Trust development in Drimpton, they should note on their application that they are applying for CLT housing. (broadwindsorgroupparishclt.org)

New deadline gives more time:

Originally customers were advised they needed to re-register by 1st October 2021, but a new deadline of 1st December 2021 has been set to help ensure everyone who wishes to remain on the register for social housing has time to re-register.

Bidding for properties

Existing applicants will be able to continue to bid for properties that become available on the current system until the end of November 2021.

What about new applicants?

They are also opening the new register for people who want to apply for the first time from 1st October 2021. They will be updating their website where applicants can create a new customer account and submit a new application.

They will prioritise the assessment of all customers who are carrying out a re-registration process in the first instance but submitting your application and required documents early will mean new applicants can benefit from an earlier effective date.

These applicants will be able to bid for properties from 1st December 2021.

Dorset Homechoice – Closed To New Applications

Without any notice from Dorset Council or our Dorset Councillor, Simon Christopher, Dorset Council’s housing register, Dorset Homechoice, is now closed to new applications. If registered, you can still bid for properties and view your feedback by logging into your account as normal.

Both Dorset Council and BCP Council are changing how properties are allocated and how people can apply for housing. From October 1st 2021, they will be introducing a new Dorset Council Home Choice website and allocations policy. This means there will be some changes to how applicants apply for social housing and some of the assessment criteria.

Dates of note:

  • 26th July 2021 – Existing applicants who are registered with Dorset Council were invited to apply to join the new housing list.
  • 23rd September 2021 – Last advert date for properties in West Dorset (& Weymouth & Portland, East Dorset, North Dorset or Purbeck).
  • 1st October 2021 – New applicants will be able to apply to join the new Dorset Council housing list.

Former District Councillor & Local Parish Councillor, Jacqui Sewell has already submitted an email to a Dorset Housing Officer with many questions including what will happen if a CLT tenancy comes up before then & there is no-one on the housing register who qualifies, but the CLT are aware of an individual or a family that are not yet on the register but do qualify to apply for a CLT property?  Additionally, as there is a list of 21 disabilities as per RPWD Act 2016 , it is hoped that Dorset Council consider every applicant’s needs and capabilities.

Broadwindsor Group Parish Community Land Trust Update

In Issue 4 of the BGP CLT News, the focus is mainly on new housing with the anticipation of the start of building on their development of affordable housing for local people at Netherhay Lane, Drimpton, in the Spring of 2021.

To be eligible for the affordable homes proposed by Broadwindsor Group Paris CLT you must apply to join the Dorset Home Choice Housing Register. You can do this using the online application form at: www.dorsethomechoice.org

They will be looking for local people with skills and talents to take part in their project. Chairman, David Leader stated: “We foresee many opportunities for young people in the village and the wider Parish area to take part and have fun learning about building, sustainability and the environment. It will be a chance for everyone to showcase their talents, be they musical, photographic, practical, or artistic in other ways. Meanwhile, if you have any ideas to contribute or would like to be involved then please contact Lesley Tibballs at Tibballs55@outlook.com.”

As Broadwindsor resident, Philip Colthart has resigned from the Board recently, there are seeking 2 new Members to be recruited as soon as possible.
